Regeneration schemes

Aire Valley Leeds is one of the most significant areas of investment opportunity in the North of England.

Already home to 400 businesses employing around 15,000 people, the area contains over 400 hectares of development land. Fully developed, the area could support up to 40,000 new jobs and 12,000 new homes.

Work has started on the first phase of an urban eco-settlement, which will regenerate brownfield land within the Aire Valley Leeds, creating up to 12,000 new homes built to the highest environmental standards.

Completion of the £32 million East Leeds Link Road has opened up 250 hectares of development land, including the 120 acre Logic Leeds, which has planning permission for up to 1 million sq ft of warehousing / industrial space, plus supporting office, retail and leisure uses.

The road is one of the most important infrastructure schemes in Leeds for many years, linking Aire Valley Leeds to the national motorway network at M1 junction 45, and providing a new gateway to the city.

Closer to the city centre, Holbeck Urban Village is a major regeneration programme, which aims to create a thriving new business and residential community, focused on the digital and creative industries.

The award-winning Round Foundry, formerly a network of 19th century engineering workshops, has set the tone for the regeneration of the area with the emphasis on mixed-used, low-rise development, sensitively restoring and preserving the area’s outstanding architectural legacy.

In a similar vein, work is currently underway on the historic Tower Works site. Regional development agency Yorkshire Forward is investing £20 million in the first phase of redevelopment to secure listed structures on the site, including the three landmark Italianate towers, and kickstart further phases of development by private sector investors.

Meanwhile, Isis has completed the redevelopment of the canal basin at Granary Wharf, which features two distinctive new residential buildings and a City Inn hotel supported by high quality retail and independent bars in a waterfront setting.

Marshall’s Mill is an impressive grade II listed building, which was refurbished extensively in 2001 and offers attractive office space. The complex is owned and managed by Igloo Regeneration. Future plans include redevelopment of land around Marshalls Mill to create a new neighbourhood with a mix of residential, offices, workshops, cafes, galleries and small local retail.

Other key developments include The Mint, a major office development of 115,000 sq ft over seven floors built to the highest BREEAM ‘excellent’ rated environmental standard, and Manor Mills, a residential development of 280 apartments with retail space on the ground floor.
